The 2,359-square-foot unit has two bedrooms and two bathrooms and is listed for $955,000. Listing agent Bryan Crawford said the home belongs to art collectors. The colorful assemblage of art pieces contrasts with the minimal design of the space.

The unit is a loft with a balcony and a wall of 20-foot windows. Crawford said the design of the home is softened with the white walls and natural light, in contrast to the industrial design so often associated with loft-style living spaces.

On the first level of the loft, the kitchen, dining and living room share a floor with a guest bedroom and bathroom. The second level includes the primary suite, along with an office or study area that is open to the first level below.

Crawford noted that the kitchen, a Bulthaup design, is of the highest quality and was produced in Germany.

“It’s like a Porsche of cabinetry,” Crawford said, noting that the design is cohesive — you can’t seen the distinctions between the wine storage, refrigerator or freezer.

The kitchen, dining and living room flow together and look out over the balcony and onto the city of Dallas. In the living room, there is a built-in bar area.

Crawford said the balcony is “protected” by walls and a covering, that prevent the space from being overtaken by wind. There is a Viking grill on the balcony, along with plenty of space for outdoor furniture. One side of the balcony provides views of Fountain Place and Reunion Tower.

Upstairs, the study or office area overlooks the lower level.

Crawford said the current owners reconfigured the primary suite, giving it a different layout and more space than a traditional unit in the building. The primary suite has natural light and a new large shower that the owners installed.

This unit, #302, sits on what is designated as the third floor, but Crawford said that each floor of the building is actually two stories to allow for the loft-style setup. With that in mind, he said the unit has the views of a fifth-floor or sixth-floor level.

The unit comes with two designated parking spaces. Crawford noted that the building, which he said is referred to as “2011 Cedar Springs,” has a private pet area that provides an extra layer of safety for late-night dog walking.
