Theory Design’s Vice President of Design Ruta Menaghlazi and Lead Designer Adriene Ged are finalizing the interior design for Seagate Development Group’s furnished Oak Hill grand estate model at Quail West.  The model is expected to be completed by October.  In addition to the Oak Hill, Seagate’s completed Streamsong grand estate model is open for viewing and purchase.  Both models feature architectural designs by RG Designs, interiors created by Theory Design’s Ruta Menaghlazi and Adriene Ged, and custom landscaping, outdoor living areas, and pools by Outside Productions.    The Oak Hill model’s stunning interior design was selected as Home & Design Magazine’s 2021 Signature Home in collaboration with International Design Source and Hickory Chair.  For information about Seagate’s models at Quail West, contact Seagate’s Brett Backus at 239.572.0722 or via email at [email protected].  Seagate also provides virtual tours via GoTo Meeting, Zoom, or Facetime.

Priced at $4,795,000 furnished, Seagate’s furnished Oak Hill model will include 5,760 square feet under air plus an outdoor living area featuring an outdoor kitchen with an island bar and dining area, a conversation area with a fireplace, a pool with sun shelves, six bubblers, and a raised spa, and a trellised area with a fire pit.  A parlour will overlook the pool.  A dining area with a glass-encased walk-in wine room and a bar will be situated between the parlour and the great room and double-island kitchen.  The great room will open to the outdoor conversation area.  The plan includes three guest suites, two of which open to the outdoors.  A study will also overlook the outdoors.  The owner’s bedroom will feature a sitting area with sliders opening to a covered patio.  Walk-in closets and a morning bar will be positioned in a hallway leading to an owner’s bathroom with his and her vanities and water closets.  The bath will also feature a walk-in shower and a free-standing tub.  Captivating ceiling designs will be found throughout the home.

Ruta and Adriene’s design for the Oak Hill model’s clean-lined interior will blur the line between the indoors and outdoors.  An organic color palette will feature warm white and soft canvas backgrounds with hints of green and black, including black window frames.  The color scheme will be anchored by light oak hardwood flooring.  Numerous features will bring the outdoors in, including a poolside trellised area and a shower in the master bath overlooking a garden.  Floor to ceiling windows will contribute to the clean, organic feeling of the design.

The foyer’s view of the spa and pool deck will establish the Oak Hill’s connection to the outdoors.  The ceiling in the foyer and parlour will feature a reverse soffit with backlighting and a tray detail.  Four chairs and a cocktail table will be positioned adjacent to the walk-in wine room and provide a place to enjoy the view.

The dining room will also provide views of the outdoors and a bubbler water feature.  An island bar will feature floating shelves set in front of a window, a bar sink, pendant lighting over a quartzite counter, and an undercounter refrigerator and ice maker.  Three windows will offer views of the landscaping at the front of the home.

The great room will accommodate a seating area with a sofa, end tables, a cocktail table, and four side chairs.  A built-in media center will grace the feature wall.  Pocketing sliders will open the space to the outdoors.  One island in the kitchen will offer seating and feature pendant lighting fixtures.  A second island will provide a food preparation space.  The Thermadore appliance package will feature paneled fronts.  A butler’s pantry will be located off the kitchen.

The study will feature a window with black trim and a reverse soffit ceiling with rope lighting.  The connection to the outdoors will continue in the master bedroom where sliders will open the sitting area to a covered patio.  A hallway with a morning bar and walk-in closets will lead to a master bath with dual water closets, a walk-in shower, a free-standing tub, and dual vanities.  A window in the shower will provide a view of a walled garden.

Seagate’s completed Streamsong grand estate features 5,295 square feet under air and a massive 1,191 square foot outdoor living area.  Priced at $4,595,000 furnished, the home’s exterior includes a covered entry sequence lined by columns and planters.  Double doors open to a foyer and a grand reception room adjacent to the great room.  The great room opens to a covered lanai with a fireplace, an island kitchen, and conversation and dining areas.  Inside, the great room anchors a space that includes a dining area and a double-island kitchen.  A hallway overlooking a garden courtyard leads from the living area to a clubroom and three guest suites, one of which opens to the outdoor living area.  A study/office is located outside an owner’s suite that includes a bedroom that opens to the outdoors, walk-in closets, and a bath with dual water closets, dual vanities, a free-standing tub, and a walk-in shower.  Other features include a powder bath, a pool bath, a three-car garage, and a one-car garage with a storage space.

Ruta and Adriene’s Coastal California Cottage interior design for the Streamsong features white-toned backgrounds with soft blue and grey accents and white oak hardwood flooring.  Tray ceilings with clean-lined tongue-in-groove contribute to the Coastal California look.  A double-door entry opens to a foyer that introduces a grand reception space with a conversation area and windows overlooking a landscaped courtyard.  The great room opens to the home’s outdoor living area.  A glass-encased walk-in wine room is situated between the great room and a dining room with a table that seats ten.  Cabinetry in the dining room’s built-in bar features glass door fronts and stacked end cabinets with shelving.  The bar includes a stainless-steel French door refrigerator and icemaker.  Double doors open the dining room to the outdoor dining area.  The outer island in the kitchen includes counter-height seating and pendant lighting.  The white kitchen cabinetry plays against quartzite countertops.  The gourmet kitchen includes stainless-steel SubZero and Wolf appliances, including a 30-inch refrigerator, a 30-inch freezer, and a 48-inch gas range and oven.  A stainless-steel vent hood is flanked by windows.

The Streamsong’s owner’s wing provides a private retreat while maintaining the home’s connection to the outdoors.  A study offers views of the landscaped courtyard and a terrace with a fire pit.  The master suite’s vestibule features a morning bar with an undercounter refrigerator.  The spacious master bedroom’s sitting area opens to the terrace.  A hallway leading to the master bath is flanked by walk-in closets.  The bath features dual water closets, dual vanities, a walk-in shower with rain head and hand-held fixtures, and a free-standing tub.
